Holiday Lighting Built for the Way Short Pump Is Built
The crossroads that named this place — Three Chopt Road, Pouncey Tract Road, and the old Richmond Turnpike — had a tavern with a short-handled water pump under the porch, and for about 150 years that was the entire town. Then the subdivisions came. Short Pump added nearly a quarter of its population between 2010 and 2020 alone, and the result is a market where almost every house is newer than the crew hanging lights on it and almost every house answers to a covenant. That combination changes the job.
Newer construction is a specific kind of install. The houses out here run to stacked gables, two-story entries, wide dormers, and rooflines that step three or four times across the front elevation. Aluminum K-style gutter, vinyl or fiber-cement trim, and a steep pitch over the garage nobody can reach from a step ladder. A Christmas light installation that ignores all that ends up as a single sad strand along the bottom gutter while the part of the house people actually look at sits dark. Then there are the rules. Short Pump is thick with homeowner associations — Henrico County runs a public homeowner association lookup, which tells you something — and the associations here have real architectural guidelines with real dates attached. The Short Pump calendar opens in August and is usually full by mid-October; the November weekends are the part that goes first. Every bulb on the property comes off one commercial-grade LED spec, so the warm white on the gables matches the warm white on the entry columns and on the wrapped ornamental at the curb — not three shades of white from three different big-box shelves. If a run goes dark in December, text us and a truck comes back out. There is no trip charge for that. Removal is priced into the job rather than sold as an add-on, and we book the January window against your association's deadline instead of ours. What comes off the house goes back to our warehouse, gets inspected and repaired, and is tagged with your street address — so the garage bay stays yours and next season starts with a phone call.

How much does Christmas light installation cost in Short Pump?
It depends on the house. Linear feet of roofline, how many peaks and gables the runs have to follow, whether the two-story entry is part of it, how many trees get wrapped, and how much of the roof needs a lift instead of a ladder. Newer Short Pump homes tend to have more roof geometry than square footage suggests, so we price every job after we have walked it. The number in the proposal is the number on the invoice — no packages, no ranges.
Will you damage new trim, siding, or gutters?
No. Nothing gets nailed, screwed, or glued to your house. We use gutter and shingle clips sized to the run and hidden wire routed along trim lines, which is what keeps a display looking installed rather than draped. On fiber-cement and vinyl trim we use attachment methods that leave no hole and no mark when everything comes off in January.
When should I book my Short Pump install?
August or September. Short Pump was built out fast and mostly at once, so Twin Hickory, Wyndham, and Grey Oaks all tend to want their lights up in the same two weeks of November, and those dates go early. Book the design visit in late summer and you pick your install window instead of taking what is left. If it is already October, still call. We will tell you straight away whether there is room rather than string you along.
Do you light commercial properties in Short Pump?
Yes. Short Pump packs a lot of commercial frontage into a few miles — Short Pump Town Center, West Broad Village, the Broad Street strip either side of them, and the office parks up toward Innsbrook.
